LJM has designed and custom built tiny homes in our Coolum Beach factory on the Sunshine Coast since 2017, and no two have ever been the same. Every home takes 6 to 8 weeks to build. We’re a family business. Joe and the team get to know how you live before a single board is cut, and that same care carries through design, build and long after delivery day. Every great home begins with a conversation. In a free consultation with Joe, we get to know how you live, where the home is going, who’s in it, on-grid or off, and what matters most to you day to day. This is a family business, and we treat every client with true care from that first call. Talk through your ideal design and your budget, then secure your build date with a deposit.
This is where the fun begins, and you’ll work directly with our design team through a full design process, covering layout, joinery, colours and finishes, with as much back and forth as it takes to get it right. We’re YES people. Tell us how you want to live and what your budget is, and we’ll do everything we can to make it work. Every design also includes a session with a building biologist, so you can choose healthier materials and build options if that matters to you. With more than 450 homes behind us, there’s rarely a request we haven’t solved, and we love a new challenge.
Your home is custom built in our Coolum Beach factory over 6 to 8 weeks. You’ll get regular photo updates along the way, you’re welcome to visit the factory or join a virtual check-in, and Joe walks you through every detail before it leaves.
Trusted delivery partners transport your home Australia-wide, with every detail coordinated on your behalf. Interstate timing depends on distance. South Australia typically takes 2 to 3 days on the road, Western Australia longer again. We build for the long term. Then it’s time to start living large in your new small space.

It’s been our promise since day one. Your budget sets the brief, not the top of our range. Whether that means starting from one of our seven models or going fully custom, our design team works with you to get the home you want within the numbers that work for you. Turn-key homes with LJM start from around $140,000, running up to $204,000 for our largest, fully customised builds. Lock-up options are available if you’d rather finish some of the work yourself. Delivery is quoted separately based on distance and site access. Every model can be tailored to your budget, so the best way to get an accurate figure is a quick chat about how you want to live.
Build time itself is 6 to 8 weeks once your design is finalised. Every LJM home is custom designed and built to your brief, not rushed off a production line, so overall timing from first enquiry varies. It pays to start the conversation early.
Most LJM homes are designed for full-time living, whether you’re renting land, own your own block, or are staying on family property. Council requirements vary significantly by state and even by council, so we’re not able to advise on what will or won’t be approved in your area. Yes, your home is delivered Australia-wide from Coolum Beach through trusted delivery partners, who coordinate routes and any oversize permits required. Interstate timing varies.
