All LJM Tiny Homes are proudly built at our Sunshine Coast factory, located at 25 Junction Drive, Coolum Beach, Queensland. Every home is crafted on a custom-built trailer by our experienced in-house team.
Is your factory open for visitors?
Yes — we love welcoming people into our space.
Our factory is open 6am–4pm, Monday to Thursday, and 6am–9:30am on Fridays, by appointment only.
You can book a virtual or in-person walkthrough of our Tiny Homes (at various stages of construction) via our website or by calling 0452 541 848.
With up to four homes under construction at any time, it’s the best way to see layouts, materials and craftsmanship up close.
Do you have finished Tiny Homes available to view?
We complete and deliver one finished Tiny Home every week across Australia.
If you tell us which model you’re interested in, we can keep you updated on when a fully finished version will be available for viewing.
We also offer virtual walkthroughs and factory tours — appointments essential.
How long does it take to build a Tiny House?
Our build time is five weeks from the moment your trailer arrives to your delivery day.
Custom designs may require a longer design phase before construction begins, but the physical build time remains the same.

What is turn-key stage?

What is lock-up stage?
A Tiny House built to lock-up stage is fully finished externally and completely waterproof. This includes your custom window selection, external cladding, roofing, loft structures and internal walls, plus installation of your cavity slider door.
Inside, the framing is left open so you can complete the interior fit-out yourself from this point.
What is turn-key stage?
A turn-key Tiny House is fully finished to the highest level possible within our factory.
This includes all cabinetry, flooring, bathroom fit-out, fixtures, electrical, plumbing, painting and internal finishes.
Once delivered, you’ll only need to manage on-site preparation, connect utilities, and add your furnishings, curtains/blinds and styling.
How do I connect power?
All LJM turn-key Tiny Homes use a hybrid electrical system.
Your home connects to 15-amp mains power, exactly like a caravan, using a standard heavy-duty electrical lead.
If you prefer off-grid living, your Tiny Home can also be connected to its own solar system with battery storage.
How do I connect water?
Water is connected using a standard garden hose fitting, just like a caravan.
Depending on your site, you can connect to:
existing on-site mains water, or
a rainwater tank system.

Can your Tiny Homes be set up off-grid?
Absolutely — many of our clients choose full off-grid living.
An off-grid setup typically includes:
a solar system with battery storage,
gas appliances, and
a rainwater or tank water system.

Do you use composting toilets?
Yes — all of our standard quotes include a high-quality composting toilet.
We offer several options depending on your needs, including incinerating toilets and advanced systems designed for full-time living.
Do composting toilets smell?
Modern composting toilets are designed to be extremely low-odour.
The built-in extractor fans do an excellent job of removing smells — our clients are consistently surprised by how effective they are.
During the design phase, we help ensure the extractor vents away from your deck, outdoor living spaces or nearby windows for optimal comfort.

Yes — custom builds are what we’re known for.

Do you offer finance?
We have partnered up with HandyPay who can offer up to $75,000 per applicant (subject to conditions). We are also happy to connect you with our finance connections within the industry.
What is your payment process?
Our payment process is simple:
- 20% to secure your build slot and delivery date (once all pricing and inclusions are agreed on and finalised).
- 20% upon final sign off of plans and specifications.
- 60% when your Tiny Home is ready for delivery – after your final walk through.
