How Much Does a Tiny Home Cost in Australia?

A professionally built tiny home in Australia costs between $65,200 and $204,000 in 2026, depending on size and how far you want us to finish it.
At LJM, a lock-up home - fully finished and waterproofed outside, open frames inside for you to complete - starts at $65,200. A turn-key home you can move straight into starts at $110,700. Most buyers land somewhere between $137,900 and $155,000 for a turn-key home in the 7.2m to 8.4m range.

What drives the price
Length
The single biggest factor. Every extra metre adds trailer, frame, cladding, insulation, flooring and roofing. A Tea Tree at 6.0m is $110,700 turn-key; the same model at 9.0m is $149,300. That is $38,600 for three metres.
Width, height and trailer rating
Most of our models are 2.5m wide and sit on electric brake trailers rated to 4.5 tonne. The Noosa is 3.0m wide and 10m long, and it is built on an air brake trailer rated to 10 tonne.
That trailer is the main reason for the price gap, not simply the extra floor space. A 10 tonne rating gives us far more weight to play with, which means more scope for customisation - heavier finishes, more joinery, larger appliances, more storage - without running up against the limit. The 4.5 tonne trailers under our 2.5m homes are more than capable, but they set a tighter budget for what can go inside.
So the Noosa sits well above the rest at $204,000 turn-key for two reasons: it is a substantially bigger home, and it is built on substantially more trailer.
How far we finish it
The gap between lock-up and turn-key is roughly $45,000 to $80,000 depending on the model. That is the kitchen, bathroom, joinery, flooring, paint, electrical, gas hot water, air conditioning and composting toilet, plus the labour to fit it all.
Layout complexity
Ground-floor designs like the Tea Tree cost less than multi-loft designs with storage staircases and raised lounges.
Off-grid systems
Solar, batteries, water capture and filtration are additions on top of the listed prices. If you have mains power and water at your site, you can skip most of it.

The costs that sit around the home
Buyers are often quoted a home price and then surprised by what sits around it:

A realistic all-in budget is usually the home price plus 10 to 20 per cent.

Is a tiny home cheaper than building a house?
Substantially, yes. A turn-key LJM home is $110,700 to $204,000 and takes around five weeks to build. A conventional new house costs far more and takes many months.
