Tiny Homes for Sale Australia
Browse our range, choose your finish, and be moving in within weeks.
Looking for a tiny home for sale in Australia? You are in the right place, with one useful difference.
Most tiny homes for sale are whatever happens to be available that week. Ours are built to order at our Coolum Beach factory, and because a build takes around five weeks, you get a home specified exactly the way you want it in roughly the same time it takes to buy one that already exists.
We have delivered more than 350 tiny homes across Australia since 2017, we were named Tiny House Builder of the Year, and we hold a 5.0 rating from 131 Google reviews. Every home below is available to order now, with delivery Australia-wide.

Lock-up or turn-key - what is the difference?
Lock-up
Lock-up means your home arrives fully finished and waterproofed on the outside, with the internal frames left open for you to complete. You get the hard part done properly - trailer, structure, insulation, cladding, roofing, windows - and finish the inside at your own pace.
Turn-key
Turn-key means we finish everything we possibly can in the factory: kitchen, bathroom, joinery, flooring, paint, gas hot water, composting toilet, air conditioning and electrical. There are still a few things to sort on site, and we will tell you exactly what those are.
“But I would rather buy one that is already built”
Completely fair, and it is the natural instinct when you are ready to move. Here is why it usually does not save the time people expect.
The real timeline, either way
| Step | Buying an existing home | Ordering from LJM |
|---|---|---|
| Finding the right home | 2 - 12 weeks of searching | Same day - choose a model |
| Arranging finance | 1 - 4 weeks | 1 - 4 weeks (approvals from 48 hours) |
| Sorting your site and access | 2 - 8 weeks | 2 - 8 weeks |
| Build | Already built | ~5 weeks, running alongside the above |
| Delivery | 1 - 3 weeks | 1 - 3 weeks |
| Realistic total | 6 - 20 weeks | 7 - 15 weeks |
The build is not the bottleneck. Finance and site preparation are, and those take just as long whether the home already exists or not. Because our five weeks runs alongside everything else, ordering rarely adds real time - and often takes less, because you are not spending weeks hunting for something that nearly fits.
What you get for it
- The layout you actually want, not someone else’s choice of kitchen
- A brand new home with full warranty and nothing hidden
- Your finish - benchtops, flooring, tapware, colours, storage
- Off-grid designed in from the start rather than retrofitted
- Someone to call who actually built it, which matters in year three
The honest exception: if you need somewhere to live in the next fortnight, a second-hand home is your answer and we will happily say so. For everyone else, five weeks costs you very little and gets you the right home.

Finance
Tiny homes sit outside standard home loans because they are usually classified as transportable rather than real property. That does not make finance difficult - it means working with a lender who understands the category.
We work with Great Escape Finance, who specialise in exactly this:
- Terms from 1 to 7 years, extending to 40 years if you are mortgage-eligible
- No tiny-home lending ceiling
- Approvals in as little as 48 hours
Plenty of buyers also pay outright or draw on equity in an existing property. More on tiny home finance.

Common questions
Are there tiny homes for sale in Australia ready to move into?
Yes. LJM builds to order with a build time of around five weeks and delivers Australia-wide. Because finance and site preparation usually take longer than the build itself, ordering a new home is typically no slower than buying an existing one.
How much do tiny homes for sale in Australia cost?
LJM’s homes start at $65,200 for a lock-up Tea Tree and $110,700 turn-key. Larger models run to $124,700 lock-up and $204,000 turn-key for the 10m Noosa. Delivery is quoted separately.
How long does it take to get a tiny home?
Around five weeks to build, plus delivery. Allowing for finance and site preparation, most buyers are moving in 7 to 15 weeks after their first call.
Can I buy a tiny home with finance?
Yes. Through Great Escape Finance, terms run from 1 to 7 years, or up to 40 years if you are mortgage-eligible, with approvals as fast as 48 hours.
Do you deliver tiny homes across Australia?
Yes, nationwide from our Coolum Beach factory in Queensland, at roughly one delivery a week.
Is it better to buy a used tiny home or a new one?
A used home suits you if you need somewhere within a fortnight. Otherwise a new build usually wins - your layout, full warranty, new condition, and the builder on hand if anything ever needs attention.
Can I see one before I buy?
Yes. Come to the Coolum Beach factory and walk through a build in progress. Just call ahead so we know you are coming.
Ready to look properly?
Tell us roughly what you are after and where it needs to go, and we will come back with a firm price, a delivery quote and a build slot. No pressure and no obligation.
